Da nije korone, posljednji tjedan srpnja ili prvi tjedan kolovoza na platformi Booking.com vjerojatno bi bili atraktivni termini te bi po svoj prilici 90 posto, ako ne i više, u ovom trenutku bilo popunjeno. Cijene za špicu špice za dvije osobe bi iznosile oko 60 eura. Neto bi to bilo 50-ak eura.
No, 2020. godina je godina koja koncem ožujka, kada je karantena postala nova stvarnost, nije obećavala ništa dobroga, što bi u najcrnjim scenarijima značilo - nula gostiju, nula ostvarenih prihoda od protekle godine, nula ostvarenih noćenja. U međuvremenu smo od sezone ipak nešto dobili, te se postoci po eVisitoru na početku srpnja kreću oko 30 do 35 posto ostvarenih noćenja u odnosu na lani, što i nije tako loše, a posebice kad to usporedimo s nulom.
No što je s periodom koji je ispred nas i kakve su cijene, te koliki su, po nekim projekcijama, gubici? U periodu od 19. do 26. srpnja u Makarskoj na platformi Booking.com ima oko 40 posto raspoloživih kapaciteta, što znači da je popunjenost 60 posto. Sličan je postotak i za prvi tjedan kolovoza.
Last minute
Iako bi se na prvu reklo da nije tako loše, činjenica je da je situacija neizvjesna i da je velik broj iznajmljivača zbog situacije stavio fleksibilne uvjete otkazivanja, što znači da dva tjedna ili čak tjedan dana prije rezervacije gost može otkazati. Također, javna je tajna da dio gostiju i inače prakticira zauzimanje više jedinica i otkazivanje u roku u kojem ih to baš ništa ne košta. Tako da je, s obzirom na neizvjesnost oko epidemije i zatvaranja/otvaranja granica, sve to na dugom štapu. Zato se i vidi na Bookingu praksa last minute rezervacija zbog čega je idući tjedan ipak nešto bolje popunjen, barem sudeći po platformi.
Ono što je vrlo izvjesno jest činjenica da su cijene pale u prosjeku za 20 posto, a negdje i 40 posto. Najjeftinije apartmane u Makarskoj našli smo po cijeni 224 eura za tjedan dana, od subote do subote, od 19. do 26. srpnja. Ako se gleda neto cijena, znajući provizije, znači da se pojedini iznajmljivači u ovoj sušnoj godini zadovoljavaju već s 27 ili 30 eura za dvokrevetni studio ili sobu, a među smještajnim kapacitetima koje izbacuje Booking.com, a koji su među najpovoljnijima, ima lijep broj onih koji imaju vrlo visoke ocjene od gostiju. Neki prosjek bio bi 42 eura neto.
Iako smo očekivali više cijene u prvom tjednu kolovoza, to nije slučaj, a slična je situacija na cijeloj Rivijeri izuzev Brela. Tamo gost ne može naći apartmane ispod 50 eura na noć bruto, a Tučepi, Podgora i Baška Voda su snizili cijene kao i Makarska.
Treba preživjeti
Bacili smo pogled i na neke druge destinacije, poput Rovinja, Hvara, Poreča ili Korčule, i stanje je jednako i tamo.
Kreditne obveze i sve ostale financijske obveze primorali su stanodavce na spuštanje cijena koje jedni kritiziriraju tvrdeći kako se nikad nećemo vratiti na staro, dok drugi kažu kako se radi o atipičnoj godini koja ne znači nikakav trend i kako naprosto do 2021. godine, kada goste treba dočekati sa smješkom i pozitivnim stavom, treba preživjeti.
Kako bilo, kada se sve zbroji i oduzme, očekivana popunjenost i prosječni postotak u kojem su snižene cijene, iznajmljivači će imati do 70 posto manji prihod u odnosu na protekle godine. Dakako, sve ovisi o objektu, pa dok jedni pune solidno, u dosta objekata do sada nije "legao" nijedan gost. U 2020. godini važnije je nego ikad u posljednjih 20 godina imati vjerne goste koji nam se vraćaju, jer u mnogim domaćinstvima upravo oni spašavaju sezonu.

Da nije korone, posljednji tjedan srpnja ili prvi tjedan kolovoza na platformi Booking.com vjerojatno bi bili atraktivni termini te bi po svoj prilici 90 posto, ako ne i više, u ovom trenutku bilo popunjeno. Cijene za špicu špice za dvije osobe bi iznosile oko 60 eura. Neto bi to bilo 50-ak eura.
No, 2020. godina je godina koja koncem ožujka, kada je karantena postala nova stvarnost, nije obećavala ništa dobroga, što bi u najcrnjim scenarijima značilo - nula gostiju, nula ostvarenih prihoda od protekle godine, nula ostvarenih noćenja. U međuvremenu smo od sezone ipak nešto dobili, te se postoci po eVisitoru na početku srpnja kreću oko 30 do 35 posto ostvarenih noćenja u odnosu na lani, što i nije tako loše, a posebice kad to usporedimo s nulom.
No što je s periodom koji je ispred nas i kakve su cijene, te koliki su, po nekim projekcijama, gubici? U periodu od 19. do 26. srpnja u Makarskoj na platformi Booking.com ima oko 40 posto raspoloživih kapaciteta, što znači da je popunjenost 60 posto. Sličan je postotak i za prvi tjedan kolovoza.
Last minute
Iako bi se na prvu reklo da nije tako loše, činjenica je da je situacija neizvjesna i da je velik broj iznajmljivača zbog situacije stavio fleksibilne uvjete otkazivanja, što znači da dva tjedna ili čak tjedan dana prije rezervacije gost može otkazati. Također, javna je tajna da dio gostiju i inače prakticira zauzimanje više jedinica i otkazivanje u roku u kojem ih to baš ništa ne košta. Tako da je, s obzirom na neizvjesnost oko epidemije i zatvaranja/otvaranja granica, sve to na dugom štapu. Zato se i vidi na Bookingu praksa last minute rezervacija zbog čega je idući tjedan ipak nešto bolje popunjen, barem sudeći po platformi.
Ono što je vrlo izvjesno jest činjenica da su cijene pale u prosjeku za 20 posto, a negdje i 40 posto. Najjeftinije apartmane u Makarskoj našli smo po cijeni 224 eura za tjedan dana, od subote do subote, od 19. do 26. srpnja. Ako se gleda neto cijena, znajući provizije, znači da se pojedini iznajmljivači u ovoj sušnoj godini zadovoljavaju već s 27 ili 30 eura za dvokrevetni studio ili sobu, a među smještajnim kapacitetima koje izbacuje Booking.com, a koji su među najpovoljnijima, ima lijep broj onih koji imaju vrlo visoke ocjene od gostiju. Neki prosjek bio bi 42 eura neto.
Iako smo očekivali više cijene u prvom tjednu kolovoza, to nije slučaj, a slična je situacija na cijeloj Rivijeri izuzev Brela. Tamo gost ne može naći apartmane ispod 50 eura na noć bruto, a Tučepi, Podgora i Baška Voda su snizili cijene kao i Makarska.
Treba preživjeti
Bacili smo pogled i na neke druge destinacije, poput Rovinja, Hvara, Poreča ili Korčule, i stanje je jednako i tamo.
Kreditne obveze i sve ostale financijske obveze primorali su stanodavce na spuštanje cijena koje jedni kritiziriraju tvrdeći kako se nikad nećemo vratiti na staro, dok drugi kažu kako se radi o atipičnoj godini koja ne znači nikakav trend i kako naprosto do 2021. godine, kada goste treba dočekati sa smješkom i pozitivnim stavom, treba preživjeti.
Kako bilo, kada se sve zbroji i oduzme, očekivana popunjenost i prosječni postotak u kojem su snižene cijene, iznajmljivači će imati do 70 posto manji prihod u odnosu na protekle godine. Dakako, sve ovisi o objektu, pa dok jedni pune solidno, u dosta objekata do sada nije "legao" nijedan gost. U 2020. godini važnije je nego ikad u posljednjih 20 godina imati vjerne goste koji nam se vraćaju, jer u mnogim domaćinstvima upravo oni spašavaju sezonu.
