Biznis s nekretninama cvjeta u srednjoj Dalmaciji kao nikada ranije, premda je slobodnog "manevarskog prostora" za novogradnje sve manje, čime su i preostali raspoloživi kvadrati unutar već (ne)opravdano "rastegnutih" građevinskih zona sve skuplji.

No, poput svake robe, i za one skuplje pozicije (koja je više uopće jeftina?) nađe se kupac i ulagač, a najnoviji primjer dolazi nam iz Podstrane, točnije iz Svetog Martina. Upravo na području te općine u istočnom susjedstvu Splita u tijeku su veliki projekti koji zasebno realiziraju zagrebačke tvrtke na trenutno jedinstvenoj parceli ukupne površine od gotovo 3000 četvornih metara.

Na prvi pogled bio bi to samo još jedan nekretninski potez na priobalnoj padini Poljičke planine, s idealnim pogledom na Brački kanal, Split i otoke, da se iza investitorskih tvrtki ne kriju veliki "igrači". Svakako najmoćniji od njih, austrijski bankar Markus Ferstl, upravo je posredstvom svoje zagrebačke kompanije "FIG Residence" od resora graditeljstva u Županiji splitsko-dalmatinskoj zatražio građevinsku dozvolu za podizanje zgrade/vile s bazenom na svojem dijelu postojećeg zemljišta koji zauzima 725 kvadrata.

Kako je vidljivo iz zemljišnih knjiga, njegova tvrtka je početkom ove godine kupila teren od solinske firme "Olive residence" koja je od travnja prošle godine držala cijelu veliku parcelu. Interes spomenutog ulagača ne treba čuditi, jer je Ferstl već gotovo četvrt stoljeća itekako prisutan u regiji budući da je ukupno punih 11 godina bio čelnik tadašnjeg Hypo-Alpe-Adria banka u Hrvatskoj i Srbiji, kao i Hypo leasinga u Zagrebu.

U njegovu životopisu ističe se i vođenje ruske VTB banke u Beogradu, te djelovanje u istoj novčarskoj kući u Moskvi i matičnom mu Beču, a posljednjih pola godine angažiran je kao jedan od menadžera u austrijskoj ispostavi talijanske UniCredit Banke, u čijem se portfelju već dugo nalazi i Zagrebačka banka.

Upravo je Addiko banka, kako se danas zove nekadašnja Hypo banka, ključna poveznica bankara Ferstla i tvrtke "Olive residence", jer je jedan od suvlasnika te solinske kompanije Krešimir Kopić, nekadašnji šef u toj financijskoj kući i jedan od aktualnih suvlasnika "SEE Capital partnersa", zagrebačke tvrtke specijalizirane za financijsko savjetovanje i upravljanje "lošim", odnosno teško naplativim kreditima i sličnim obvezama, ali i sve dublje u nekretninskom biznisu.

U kontekstu cijele priče rekli bismo da šećer dolazi na kraju, jer preostalu polovinu velikog zemljišta iznad Svetog Martina drže još dvije (nekretninske) tvrtke - "Projekt Vila Badem" i "Projekt Vila Smokva" - u vlasništvu Sanje Gregorius, zagrebačke ugostiteljice koja je u posljednje vrijeme najpoznatija po svojem restoranu "Apetit" koji je zavrijedio brojne pozitivne komentare u zainteresiranoj javnosti.

Treba li reći da je i ona zatražila građevinske dozvole za vile s pripadajućim bazenom i "pogledom od milijun eura"? S ostalim trenutačnim suvlasnicima parcele, koje će nakon iskođenja ključnog "papira" dobiti zasebne katastarske i zemljišne brojeve, uz glavnu cestu koja povezuje Jadransku magistralu i "staro selo" odnosno Gornju Podstranu tako će niknuti ukupno nova četiri luksuzna smještaja.

Biznis s nekretninama cvjeta u srednjoj Dalmaciji kao nikada ranije, premda je slobodnog "manevarskog prostora" za novogradnje sve manje, čime su i preostali raspoloživi kvadrati unutar već (ne)opravdano "rastegnutih" građevinskih zona sve skuplji.

No, poput svake robe, i za one skuplje pozicije (koja je više uopće jeftina?) nađe se kupac i ulagač, a najnoviji primjer dolazi nam iz Podstrane, točnije iz Svetog Martina. Upravo na području te općine u istočnom susjedstvu Splita u tijeku su veliki projekti koji zasebno realiziraju zagrebačke tvrtke na trenutno jedinstvenoj parceli ukupne površine od gotovo 3000 četvornih metara.

Na prvi pogled bio bi to samo još jedan nekretninski potez na priobalnoj padini Poljičke planine, s idealnim pogledom na Brački kanal, Split i otoke, da se iza investitorskih tvrtki ne kriju veliki "igrači". Svakako najmoćniji od njih, austrijski bankar Markus Ferstl, upravo je posredstvom svoje zagrebačke kompanije "FIG Residence" od resora graditeljstva u Županiji splitsko-dalmatinskoj zatražio građevinsku dozvolu za podizanje zgrade/vile s bazenom na svojem dijelu postojećeg zemljišta koji zauzima 725 kvadrata.

Kako je vidljivo iz zemljišnih knjiga, njegova tvrtka je početkom ove godine kupila teren od solinske firme "Olive residence" koja je od travnja prošle godine držala cijelu veliku parcelu. Interes spomenutog ulagača ne treba čuditi, jer je Ferstl već gotovo četvrt stoljeća itekako prisutan u regiji budući da je ukupno punih 11 godina bio čelnik tadašnjeg Hypo-Alpe-Adria banka u Hrvatskoj i Srbiji, kao i Hypo leasinga u Zagrebu.

U njegovu životopisu ističe se i vođenje ruske VTB banke u Beogradu, te djelovanje u istoj novčarskoj kući u Moskvi i matičnom mu Beču, a posljednjih pola godine angažiran je kao jedan od menadžera u austrijskoj ispostavi talijanske UniCredit Banke, u čijem se portfelju već dugo nalazi i Zagrebačka banka.

Upravo je Addiko banka, kako se danas zove nekadašnja Hypo banka, ključna poveznica bankara Ferstla i tvrtke "Olive residence", jer je jedan od suvlasnika te solinske kompanije Krešimir Kopić, nekadašnji šef u toj financijskoj kući i jedan od aktualnih suvlasnika "SEE Capital partnersa", zagrebačke tvrtke specijalizirane za financijsko savjetovanje i upravljanje "lošim", odnosno teško naplativim kreditima i sličnim obvezama, ali i sve dublje u nekretninskom biznisu.

U kontekstu cijele priče rekli bismo da šećer dolazi na kraju, jer preostalu polovinu velikog zemljišta iznad Svetog Martina drže još dvije (nekretninske) tvrtke - "Projekt Vila Badem" i "Projekt Vila Smokva" - u vlasništvu Sanje Gregorius, zagrebačke ugostiteljice koja je u posljednje vrijeme najpoznatija po svojem restoranu "Apetit" koji je zavrijedio brojne pozitivne komentare u zainteresiranoj javnosti.

Treba li reći da je i ona zatražila građevinske dozvole za vile s pripadajućim bazenom i "pogledom od milijun eura"? S ostalim trenutačnim suvlasnicima parcele, koje će nakon iskođenja ključnog "papira" dobiti zasebne katastarske i zemljišne brojeve, uz glavnu cestu koja povezuje Jadransku magistralu i "staro selo" odnosno Gornju Podstranu tako će niknuti ukupno nova četiri luksuzna smještaja.
